Construction continues to move forward on The Villages; a transformative mixed-use development located at 405 E. Ocean Avenue in Downtown Boynton Beach. Developed by Edgewater Capital Investments, the approximately 3.37-acre project will bring 336 residential rental apartments, 8,000 square feet of retail and restaurant space, 668 parking spaces, two public plazas, and a linear park that will create a pedestrian connection between Boynton Beach Boulevard and Ocean Avenue.
The project officially broke ground on May 9, 2025, and construction is progressing as planned, with completion anticipated in early 2027.
In November 2024, the BBCRA Board approved a $9.1 million Tax Increment Revenue Financing Agreement (TIRFA) to support the project. As part of the agreement, the developer will provide a 1,000-square-foot neighborhood coffee shop at 50% below market rental rates for 15 years, along with 120 metered public parking spaces dedicated for public use. The BBCRA will also receive 30% of the revenue generated from those public parking spaces, creating a long-term benefit for the district. Once complete, The Villages will serve as a vibrant new destination that expands housing options, enhances walkability, and supports continued investment in Downtown Boynton Beach.
