The Boynton Beach Community Redevelopment Agency (BBCRA) continues to advance efforts to expand affordable and workforce housing opportunities throughout the CRA district through a new infill housing initiative.

At the September 9, 2025 meeting, CRA staff presented an inventory of vacant residential infill lots identified as redevelopment-ready properties suitable for new homeownership opportunities. Following Board direction, the following properties were selected for development: 135 NE 3rd Avenue, 407 NE 1st Street, 524 NW 3rd Street, 507 NW 12th Avenue, 419 N. Seacrest Boulevard, and Lot 348 NW 11th Avenue.

To advance the initiative, the CRA Board approved a draft Invitation to Negotiate (ITN) for the Development of Affordable and Workforce Infill Housing at the December 9, 2025 Board meeting. The ITN was officially released on December 12, 2025.

By the February 10, 2026 submission deadline, the CRA received one proposal from Lennar Homes. Following a presentation by Lennar at the March 9, 2026 Board meeting, the CRA directed staff to begin negotiations and prepare a Purchase and Development Agreement for Board consideration.

At the May 12, 2026 meeting, the CRA finalized the proposed development terms for the project. The initiative will deliver a total of nine new homes, including:

  • Six one-story homes featuring approximately 1,500 square feet of living space with 3 bedrooms, 2 bathrooms, and 2-car garages
  • Three two-story homes featuring approximately 2,300 square feet with 4 bedrooms, 2.5 bathrooms, and 2-car garages

All homes will be constructed with hurricane impact features and will be sold in accordance with Palm Beach County Workforce Housing Program income eligibility requirements. The three two-story homes will be designated for Moderate 2 income households, while four of the one-story homes will be designated for Moderate 1 income households. The remaining one-story home will be reserved for a Low-Income qualifying household.

To help preserve affordability for future generations, each home will be subject to a 15-year affordability deed restriction. If a homeowner chooses to sell during the restriction period, the property must be sold to another income-qualified buyer within the same affordability category.

Construction is anticipated to be completed within approximately seven months following the issuance of building permits. The final Purchase and Development Agreement is scheduled to go before the CRA Board for approval at the June 9, 2026 meeting.
